Buying a Home
As part of your application for buying a home, you’ll want to gather:
- Residence history for the past two years
- Legible copy of photo ID for each borrower
- Employer name(s), job title(s), and dates of employment for the past two years
- W-2s for the past two years (as well as 1099s and K1s if applicable)
- Federal tax returns for the past two years (including all pages and schedules) and business tax returns if applicable (25% or more ownership)
- Current pay stubs covering the most recent 30-day period
- Bank statements for the past two months (all number pages, even if blank or advertisement)
- Investment and retirement account statements for the past two months or most recent quarter (all numbered pages)
- Name and contact information for homeowners insurance agent
If you own other real estate that is not being sold:
- Mortgage account information: current statement and if not escrowing, proof of taxes and annual insurance
- Second mortgage or home equity statement (if applicable)
Refinancing a Home
As part of your application for refinancing, you’ll want to gather:
- Residence or landlord information for the past two years
- Employer name(s), address(es), and dates of employment for the past two years
- W-2s for the past two years (as well as 1099s and K1s if applicable)
- Federal tax returns for the past two years, all pages and schedules, and business tax returns if applicable (25% or more ownership)
- Current pay stubs covering a full 30 day period
- Bank statements for the past two months – all numbered pages even if blank or advertisement
- Signed letter of explanation for any deposits greater than 50% of your qualifying monthly income. Underwriting will also require a paper trail to verify the explanation
- Legible copy of photo ID for each borrower
- Home insurance policy declaration page showing renewal date and premium amount
- Investment account statements for the past two months – all numbered pages
- Retirement account statements for the past two months or most recent quarter – all numbered pages
- Signed letter of explanation for any credit inquiries within the last 120 days
- Copy of current mortgage statement
If you own other real estate that is not being sold:
- Mortgage account information: current statement and if not escrowing, proof of taxes and annual insurance
- Second mortgage or home equity statement (if applicable)
